The volume of new residential mortgage financing provided to individuals by banks in November 2025 recorded the largest annual decline since January 2017, falling by 56%.
 
Residential mortgage financing totaled approximately SAR 4.47 billion in November 2025, marking its lowest level in more than two and a half years, since April 2023 when it reached around SAR 4.15 billion.
 

According to data from the Saudi Central Bank (SAMA), the total contracts concluded between banks and individuals during November 2025 reached 6,800 contracts.

 

The average value of new mortgage financing declined to SAR 660,000, down 14% compared with the average mortgage financing value in November 2024.

 

Financing provided for residential villas accounted for the largest share of total bank financing during November at SAR 2.87 billion, representing 64%, down 56% year-on-year (YoY).

 

Residential apartments came second with SAR 1.29 billion, declining 59% during the period, while financing for land reached about SAR 297 million.

As for new residential mortgage financing provided to individuals by finance companies, it rose by around 50% in November, reaching approximately SAR 301 million, its highest level in two years.
