Jabal Omar says phase 1 of Makkah Grand Mosque project nearly complete

Jabal Omar Development Co. has completed 96 percent of the first phase of its project near the Grand Mosque in Makkah, according to the company’s annual report.

The company is developing 2.2 million square meters of land near the Grand Mosque. The project is being developed in five phases at an estimated cost of SAR 20 billion, according to data compiled by Argaam

In phase one, which was financed by the National Commercial Bank, several hotels and shopping malls were launched, including Hilton Suites Makkah, Makkah Marriott Hotel and Hyatt Regency Makkah.

The developer added it expects to complete Hilton Makkah Convention Hotel in the near term and Conrad Makkah in early 2016.

Phase two, which was financed through the company’s capital increase and second syndicated loan, is over 43 percent complete, the report showed.

In this phase, a 24-month contract was awarded to Saudi Arabian Baytur and Azmeel Contracting Co. in March 2013 to build four towers. The contract term, however, was extended to October 2, 2015.

The project’s third phase, which comprises four towers, including a twin-towered five-star Hilton Hotel, was 44 percent complete, the developer added.

Phase three was awarded to a joint venture between Arabian Contracting Co. and Dubai’s Drake & Scull International (DSI). The 48-month contract worth SAR 2.6 billion commenced on Dec. 15, 2015.

Jabal Omar said the third phase is financed by a government loan, adding that talks are ongoing with several banks to obtain the remaining finance required.

The fourth phase is 20 percent completed, the company added.

Phase four, which consists of one podium and seven hotel towers with a total built-up area of around 220,000 square meters, was awarded to Ruwad Construction Co. under a SAR 2.3 billion contract.

This phase, financed by the second syndicated loan, is scheduled for completion by mid-January 2017.

Phases five and six will comprise building five and eight towers respectively. A prayer area will be also built in a prime location in the seventh phase, the developer added.
