The Ministry of Municipal, Rural Affairs and Housing seeks public opinion on the requirements for residential buildings through Istitlaa platform by Feb. 21.
These conditions aim to fulfill the end user's expectations, adopting the best international practices to enhance life quality, encourage investment, improve the urban scene, and regulate development. This will positively affect the urban environment and fabric of Saudi cities, ensuring developmental projects align with the strategic goals of all the Kingdom's cities.
The requirements are categorized into the spatial organization, technical requirements (architectural, structural, electrical, mechanical, plumbing, fire safety), and materials and quality of execution.
The Saudi Building Code is the primary design reference. If conflicts arise between these conditions and the Code, the latter overrides any conflicting conditions.
The Municipal Affairs Ministry is charged with issuing and overseeing these conditions. It holds exclusive rights to clarify, interpret, and amend these conditions, with modifications only valid upon the ministry's written approval, becoming integral to post-approval conditions.
