Alkhabeer REIT Fund posted lower earnings of SAR 37.5 million (SAR 0.27 per unit) in 2025, compared with SAR 59.3 million (SAR 0.42 per unit) in the year-ago period.
Meanwhile, its funds from operations (FFO) fell to about SAR 59 million (SAR 0.42 a unit) in 2025, compared to SAR 62.4 million (SAR 0.44 a unit) in 2024.

The comparable period in 2024 included exceptional gains from the sale of the B&Q – formerly Home Works Center - amounting to SAR 22.2 million, compared with gains of SAR 2.7 million from the sale of Ahla Court property in the current year. It also included a reversal of impairment on investment properties of SAR 17 million in 2024, versus SAR 1.9 million in 2025.
Financing costs rose 28% year-on-year (YoY), as net gains from the settlement of interest rate swap instruments declined in 2025. This indicates that the positive impact of hedging contracts on interest rates was lower than in the previous year, contributing less to reducing financing costs. As a result, the impact of higher interest on borrowings and financial obligations became more pronounced in the income statement.
This came despite recording exceptional gains of SAR 14 million as compensation for the early termination of a lease contract at the tenant’s request, as well as a 4% increase in rental income, with seven of the fund’s properties achieving 100% occupancy.
