The Royal Commission for Riyadh City (RCRC) said applicants who previously owned property and sold it are not eligible to apply through Tawazoun, the Real Estate Balance Platform.

In a FAQs post on X platform, the authority noted that residency in Riyadh’s suburbs is not regarded as residency within the city's metropolitan boundaries but rather is restricted to individuals who stay within them.

RCRC added that applicants must be residents of Riyadh. In cases where residency is interrupted for work or study purposes, objections can be submitted for review by a committee.

Additionally, it stated that applicants who reside in Riyadh who have jobs that require them to be overseas for an extended period may apply, with appeals allowed in case of rejection, supported by documentation via the platform.

RCRC clarified that previous ownership includes agricultural land and commercial properties. Likewise, properties mortgaged to banks but registered under the applicant’s name also disqualify applicants.

RCRC recently launched Tawazoun Platform to receive applications from citizens seeking residential land in Riyadh. Applications are open until Oct. 23, with eligibility results to be announced starting Nov. 9, according to Argaam’s data.
