Alinma Hospitality REIT’s funds from operations (FFO) amounted to approximately SAR 66.4 million (SAR 0.65 per unit) in 2025, marking a slight decline compared with FFO of SAR 66.6 million (SAR 0.65 per unit) in a year-earlier.

 

Meanwhile, profits of Alinma Hospitality REIT edged up slightly to SAR 49 million (SAR 0.48 per unit) by the end of 2025, compared with SAR 48.8 million (SAR 0.48 per unit) in 2024.

The slight increase in profits during the current period was mainly driven steady revenues from investment properties of SAR 74.4 million, and income from financial assets at fair value increased to SAR 2.2 million in the current period, compared with SAR 636,000 in the same period last year.

 

This was partially offset by a decline in special commission income to SAR 9,000 in 2025, versus SAR 1.3 million in a year-earlier.

 

Investment Property Breakdown

 

The netbook value of the fund’s investment properties was as follows:

 

· Vittori Palace Hotel: SAR 426.4 million in 2025, compared with SAR 434.7 million in a year-earlier.

 

· Ascott Rafal Hotel: SAR 240.5 million, compared with SAR 246 million in the same period last year.

 

· Clarion Jeddah Airport Hotel: SAR 149.2 million, compared with SAR 152.4 million in the same period last year.

 

· Comfort Inn Suites: SAR 80.9 million, compared with SAR 82.4 million in the same period last year.

 

· Comfort Inn Suites Olaya: SAR 62 million, compared with SAR 63.1 million in the same period last year.
